Does Anyone Really Need A Real Estate Agent?

The law does not require anyone to hire a real estate to sell their house. There are a few states that require a real estate attorney to handle the closing and legal real estate documents but there is no law that requires you to use a real estate agent. People sell their homes 'For Sale By Owner' every day, in every state.

In a tough market it can take a real estate agent a lot of advertising dollars to get you the price you're asking for, or even just to get your home sold. However in a great market we have seen a house get offers on it as soon as it is listed in the local MLS (Multiple Listing Service).


What should I know?

Some owners think an agent just puts up a yard sign, puts the property in some local magazines & papers, hosts a couple open houses and the home sells and the agent make an easy commission... Well depending on the market, it's not always that easy.

Some agents have been seen gardening the front trying to give the property some curb appeal. Others painting even sweeping and dusting!

One of the first things a real estate agent will present to you is a comparative market analysis.

An agent will then put together a marketing plan for your home. Some of the basics are yard signs (including Open House signs) and property brochures.


Timing is everything

Your advertising plan has to be 24/7. One of the best places to start is the web. On the internet you can reach thousands of buyers all day and night. When your property is listed online it's like having someone working for you 24/7.
